  • What leasing options are available?

    We offer 6-15 month leases.
  • How much is the security deposit?

    Our standard deposit is $500- $1,500. We also offer a security deposit alternative program for higher deposits. Ask for details.
  • Are there any bed restrictions for the apartments?

    Waterbeds are not allowed at this time.
  • Is there an application fee?

    The application fee is $50 per applicant.
  • Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

    ​The security deposit is refundable. Security Deposit Alternative is non-refundable.
  • Do I have to pay first & last month's rent?

    ​No, you will pay rent for the month of move in or a prorate if it is after the 1st of the month.
  • How can I pay my rent? What forms of payment are acceptable?

    ​You can pay your rent online through the portal. Rent can be paid with e-check or debit/credit card. You may also pay at a MoneyGram location.
  • Is there a late fee for overdue payments? Is there a grace period?

    ​Late fee is 10%, late fee is assessed on the 6th
  • Is renter's insurance required?

    Yes, we require $100,000 personal liability.
  • Are utilities included?

    ​No utilities are included
  • What utilities are not included in the rent?

    ​Electric, Water and Gas are set up and billed directly with the utility companies.
  • What costs are not included in the rent?

    ​Cable/Internet-$64/mo, Trash, Pest Control will be billed to your account by a third party billing service.
  • Are the apartments furnished? What is included?

    Our homes come with stove, refrigerator and dishwashers for your convenience.
  • Do you have items I can rent?

    ​We offer 5x10, 10x10, or 10x15 storage units.
  • Are corporate rentals available?

    Yes we do offer corporate homes ask for details.
  • Under what circumstance can a landlord terminate your lease?

    ​The lease can be terminated for non-payment or lease violations.
  • What happens if I need to move out before my lease expires?

    ​Early terminations will require 60 day notice and termination fee of 1 months rent.
  • Can the apartment be listed on AirBnB?

  • What are the occupancy limits?

  • How often is there a rent increase?

    ​Your rent can only increase at renewal time.
  • What is the average cost for utilities each month?

    Depending on the floorplan, utilities fluctuates each month

    ​We run a credit and criminal background check. One year employment history with income. Student Financial aid can be considered.
  • When is rent due?

    ​Rent is due on the 1st of each month. Pay on-time every month with FLEX PAY!
  • Are there any fees associated with moving in or moving out?

    ​Move in: $50 application fee, $150 administrative fee, plus a security deposit, Move-out: Early move out fee equal to 2 month's rent. Check our website for specials!

    Dogs and Cats are permitted. A total of two pets are allowed per household. Sterling Hills utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.
  • I have a noise complaint. Who do I contact?

    There is an overflow parking for your guest.
